Definition
Rencana Detail Tata Ruang — the detailed spatial plan at the district or sub-district level that sets the land use zoning, KDB, KLB, GSB, and RTH requirements for every plot in an urban area. The RDTR is the key regulatory document consulted during the PBG application process and drives all development decisions. It is prepared by local government and must conform to the higher-level RTRW (Rencana Tata Ruang Wilayah).
Example
Jakarta's RDTR divides the city into fine-grained sub-zones — each parcel is assigned a zone code that specifies permitted uses, maximum KDB, KLB, building height, and GSB — so an architect can determine a site's full development parameters before designing.
