Definition
Koefisien Dasar Bangunan — the building coverage ratio, expressed as a percentage of the total site area that may be covered by the building footprint at ground level. A KDB of 60% means that on a 500 m² site, the building's ground floor footprint cannot exceed 300 m². KDB is set by the local spatial plan and varies by zone — commercial areas typically allow higher KDB than residential zones.
Example
In a dense urban zone in Jakarta with a KDB of 80%, a developer with a 1,000 m² site can build a footprint of up to 800 m² at ground level, with the remaining 200 m² required as open or soft-landscaped area contributing to the RTH requirement.
