Definition
Garis Sempadan Bangunan — the mandatory setback line defining the minimum distance a building must be set back from a road edge, property boundary, or water body. GSB protects public space, ensures fire access, and provides a visual buffer between buildings and the street. Setback distances are established by local regulations and typically increase proportionally with road width.
Example
In a residential area in Bandung with a 10-metre road, the applicable GSB may be 5 metres, meaning no part of the building can cross the setback line drawn 5 metres back from the road boundary — enforced during the IMB/PBG application process.
